Habiatza is a property intelligence platform designed for owners. Its purpose is to turn scattered information — market data, competition, location, property features and financing context — into understandable and traceable decisions.

The problem it solves

An owner does not only need a number. They need to understand what that number means, what the property competes against, what may be slowing a sale and which actions make sense before deciding.

How it is different

Habiatza separates value, launch price, probable closing range, liquidity and strategy. It also separates territorial levels: autonomous community, island, municipality, neighbourhood and micro-area are not interchangeable.

Canary Islands and Madrid

In the Canary Islands, Habiatza distinguishes Gran Canaria, Tenerife, Lanzarote and Fuerteventura and moves down to municipality and micro-area when sufficient evidence exists. In Madrid, it differentiates municipality, district, neighbourhood and immediate surroundings where data granularity allows it.

Data + professional judgement

Models help structure and analyse information. When a property has features that remote data cannot resolve, human professional review is added.
