How Habiatza thinks
Methodology
Habiatza turns property data into understandable decisions. It does not confuse asking price, market value, strategic launch price and probable closing price.
How Habiatza works
The analysis starts from the actual location of the property, its typology, features, micro-area, observable competition, demand signals and financing context.
1. Data ingestion and traceability
Every data point keeps its source, period, territory and nature. Regional data is not presented as island-level data; an asking price is not presented as a completed sale; an appraisal is not presented as a deeded transaction.
2. Relevant comparables
Comparable properties are prioritised by micro-area, typology, size, condition and attributes. When the sample is insufficient, the search expands in a controlled way and confidence is adjusted.
3. Value, marketability and strategy
Habiatza separates property value from the factors that can improve marketability. Photography, staging, copy or video may improve the sales process without automatically changing intrinsic value.
4. Confidence and limits
A professional estimate must show uncertainty. When local evidence is limited, Habiatza widens the range and reduces confidence rather than manufacturing precision.
5. Professional review
When a property has features that cannot be assessed properly online, a professional review can incorporate additional context before a commercial decision is made.
The objective is not to produce an impressive number. It is to produce a defensible recommendation.
