These terms govern access to and use of Habiatza and its property-intelligence tools.

1. Nature of the service

Habiatza provides information, comparative analysis, indicative estimates, editorial content, automation and AI-assisted support. Unless a specific professional document states otherwise, its outputs are not an official mortgage appraisal or personalised legal, tax or financial advice.

2. No guarantee of outcome

No price range, timeframe, score, recommendation or scenario is a promise of sale, rental, financing, profitability or outcome. Analysis quality depends on the available information and may change when new data is added.

3. User obligations

Users must provide truthful information, respect third-party rights and use the service lawfully. Attempts to bypass security, perform unauthorised bulk extraction, overload systems or use the service fraudulently are prohibited.

4. Use of AI

Users acknowledge that certain responses are generated or assisted by AI systems. These systems may make mistakes. Relevant conclusions should be checked and human review can be requested.

5. Third-party data and sources

Habiatza may rely on public sources, market data and external providers. Availability, licensing and accuracy may therefore also depend on third parties.

6. Intellectual property

Users retain rights they may hold over information they submit. Habiatza’s proprietary content, software, designs, methodologies and materials may not be reproduced or commercially exploited without authorisation where the law does not permit such use.

7. Availability and changes

Features may be updated, temporarily suspended or modified for maintenance, security, regulatory change or service development.

8. Liability

Habiatza is not responsible for decisions taken while disregarding warnings, stated limitations or the need for professional verification. Nothing in these terms excludes liability that cannot legally be limited or prejudices mandatory consumer rights.

9. Privacy, cookies and AI

Use of the service is also subject to the Privacy Policy, Cookie Policy and Data & AI Policy.

10. Governing law

Applicable Spanish and European Union law governs the service. In consumer relationships, the legally applicable venue and mandatory statutory rights remain fully preserved.
