Data & AI Policy

Last updated: 10 October 2026.

Habiatza uses artificial-intelligence systems as support tools to interpret enquiries, structure information, identify patterns, summarise context and explain property scenarios.

1. Transparency

When a user interacts with the Habiatza assistant, the interface informs them that they are communicating with an AI system and provides access to this policy and the privacy information.

2. What the AI may do

  • Classify the nature of an enquiry.
  • Select specialist analysis modules.
  • Organise facts supplied by the user.
  • Summarise evidence and explain possible next steps.
  • Maintain technical conversation context so the same information does not need to be requested repeatedly.

3. What it must not do on its own

The AI must not invent market facts, present an estimate as an official appraisal, guarantee a price or sale timeframe, or replace personalised legal, tax or financial advice. The chatbot is not used for solely automated decisions producing legal or similarly significant effects on an individual.

4. Sources and traceability

Habiatza seeks to distinguish official data, market or listing data, user-provided information, inferences and verified data. Where evidence is insufficient or conflicting, the system should reduce confidence, request more information or recommend human review.

5. Errors and hallucinations

AI models can generate incorrect, incomplete or outdated responses. Users should not base a significant economic or legal decision solely on an automated answer without checking the decisive facts.

6. Human review

Users may ask to speak with a person. Sensitive, complex or high-uncertainty cases may be escalated for professional review.

7. Personal data and minimisation

Personal-data processing is governed by the Privacy Policy. Personal data will not be used to train Habiatza’s own models without a valid legal basis and specific transparency to the individual concerned.

8. Security and improvement

Technical logs and outputs necessary for security, continuity, audit and service improvement may be retained within the applicable legal bases and retention periods. Aggregated or anonymised data is preferred for system evaluation wherever reasonably possible.
